Do you use "sir or ma'am" or "mr. and ms." when you are talking to a customer or someone you've just

met in the business arena? do you use their first name, or wait to be invited first (to use it)?

Ms or Mr. unless I am aware of a title such as Doctor, etc.

oh didn't even think to include the Dr. title...good one Lady.

I use Sir and Ma'am to anyone that I meet in public, or in the business world.

I do as well. Until I learn their last name...then I alternate between sir or ma'am and ms. and mr.

I will generally introduce myself professionally and give them the same courtesy. As we get into our conversation or business I will generally get on a first name basis with them to show that I am interested in them as a person. They will generally begin speaking to me professionally but I don't really care if they call me Mr., Dr., Sir or just use my first name. If their name is hard to pronounce I may use sir or ma'am for a while till I make sure how to pronounce the name.

if known... use the first name which helps because you become an instant friend and they feel the same

I use Mr. and Mrs. Sir and Ma'am when it is appropriate. There are long time repeat customers which we do greet by their first name. Some of my best friends started out as customers.
